Our goal at Sunroom is to make the entire leasing process more efficient, for all parties involved. In this article, we’ll explain the agent’s side of things, taking you through the entire process of partnering with Sunroom.

Step 1: Submit Your First Property

This is the first step, and just about the only one. We know that leasing properties is labor intensive, but we are here to take over the entire process so you can focus on buying and selling.

To kick start the process of getting the listing live, you’ll fill out a short form in your partner portal and establish the qualifying renter criteria. We’ll set up the key exchange (we have a very simple process), and then the rest is in our hands.

In terms of relationship with the owner, the amount of involvement there is entirely up to you. If you would prefer to be the main point of contact, you are free to do so. If you’d prefer Sunroom to take over that responsibility, we’d be more than happy to do so. Communicate your preferred method with our team, and we’ll make any necessary arrangements.

Step 2: Listing is Live

We install yard-signs with a QR code so the renter can easily scan, tour and apply. We also install our Sunlocks that allow renters to self-tour the property, so there’s no need for you to be at the showings. You’ll be able to see real-time feedback in your portal (tour feedback, views, leads, etc.), and have confidence knowing that our technology consistently leases properties faster than the market. No more flaky renters, weekends spent showing properties, and time wasted running all over the city.

Drive Tours: Once you decide to list with Sunroom, our team of professional photographers will head out to your property to capture high-quality images. We will then list your property on the MLS, Zillow, the Sunroom app, and more.

Rental Experts: A dedicated account manager will be there to assist you with anything you need, handling every step of the leasing process, and our talented team will be working renter leads 7-days a week. Sunroom will be the direct point of contact for renters, answering all application questions. As a leasing brokerage, our team is solely focused on rentals, so you can rest assured that we are the authority on leasing.

Step 3: Lease the Property

Smooth Move-In: Sunroom will screen and process all rental applications, send you a summary of the applications, and then you’ll have the ability to approve or deny in your dashboard. Once approved, we handle the lease paperwork, security deposits (your owner will be able to connect a bank account through our app to directly receive the deposits), and the entire move-in process (key exchange included).

And just like that, you’ve secured a lease in record time, impressed your client, earned commission, and no longer have to turn down leases. Top agents are now able to focus their time on what they love most, and turn leasing into passive income.
